Store Clean-Out

Store Clean-Out and Scope of Work

Equipment or anything that is considered part of the building or belonging to the landlord will not be removed. All air conditioning and plumbing fixtures will remain in their present location.

During the Equipment removal process, traffic in and around the building will be able to flow in a normal manor at all times.

Roof

  • Pipes and or any electrical lines to condensers through roof will be cut off completely and professionally capped & weather proofed above roofline.
  • Vent fans that are removed will be securely capped and weather tight. The cap will be a formed sheet metal cap over a plywood base and sealed with roof sealant.

Sinks & Water Plumbing

  • Water supply lines will be cut on the sink side of the shut off valve and securely capped with either a solder on cap or “Shark Bite” type if the shut off vales aren’t present.
  • Drain pipes will be properly capped and air tight with either PVC caps or rubber top cover caps.
  • Floor drains will be capped throughout the bldg. and made air tight or sealed with PVC caps or rubber over top caps.

Electric

  • All Wiring will be capped to the nearest junction box. If junction boxes are not present, then capping and electrical tape must be used, ground wires included.
  • All Wires will be capped with wire nuts and secured with electrical tape.

General Information

  • Compressor motors and racks will be removed in their entirety.
  • Removal of generator and transfer switch includes the reconnection of the electrical to the building so that core electrical and all other electrical & alarms & Fire Alarm system are functional.
  • Refrigeration cases will be removed in their entirety.
    Buyer must sweep area after removal and leave in a broom clean condition.

Walk-in removal (should this be required)

  • Any and all Cement curbs, 45 degree tiles will be removed and leveled in a professional manor as possible.
  • Floor bolts will be cut off at floor level or pounded down through the concrete, and level with floor. If there are walk-in’s with panels going under the cement, then they will be filled and level with floors. Any outside walk-in’s that have to be blocked, will be painted to match the outside of bldg, and block should match the original block of perimeter.

Copper Pull Stations on sales floor(excluding any large floor openings in motor room)

Will be filled with sand and then filled with concrete at least 4” thick, and level with existing flooring.

  • Any non-structural or non-load bearing walls located on top of walk-ins will be removed to a point of safety and in a reasonable & workman like manner.

Trash

  • All trash and debris will be removed. Building will be left in broom swept condition. All Dumpster’s will be gone before Vacate inspection.

ALL WORK WILL CONFORM TO AND PASS LOCAL BUILDING CODES
